Forrest Street Partners (FSP) purchased their second RV resort in the Mobile, AL, MSA during the first quarter of 2021. Johnny’s RV Park, located in Theodore, Alabama, currently has 165 RV sites and 7 cabins but plans to add 5 more cabins and 15 additional RV sites are in place. The purchase also includes a commercial building and pavilion that house two different tenants.
FSP also owns Bay Palms RV Resort in the area, which focuses on seasonal and transient tenants visiting Dauphin Island. Johnny’s RV Resort caters mainly to workforce and longer-term tenants who work in the area. Theodore/Mobile has seen a surge in jobs as coastal Alabama continues to grow, and Mobile Port is undergoing a deepening and widening that will expand economic opportunities throughout the area and state.
Todd Baldree of FSP said, “We love coastal Alabama and the potential of Mobile. Most people know the growth of Baldwin County, Orange Beach, Fairhope, and Gulf Shores on the east side of the bay, and with all of this growth comes the need for more workforce housing. On top of that, the RV industry has seen a ton of growth, much of it coming from full-time RVers who live and work out of their RV. We believe this resort will continue to serve this community as the prior owner did an amazing job, and we intend to improve and expand. We also love the I10 corridor and believe we can extend the park’s reach to the transient RVers who are traveling and visiting the area.”

FSP has already begun the construction of 5 new cabins. Additional plans include a new bathhouse, new entrance and exit gates, updated Wi-Fi and security systems. FSP also intends to rename and rebrand the park within the next few months. Per FSP, “We want to build on the great job done by the prior owner and continue to improve the park to deliver a great product to our customers.”
